Many tenants have existing unfavorable lease terms, which may include: negotiated base rent, annual rate increases, assignment and subleasing conditions, holdover rates, parking rates, and building load factors.

Proposal Evaluation and Analysis

When our clients receive an offer to renew their current space, we provide a situation analysis and market report that compares the offer to what a new tenant in the building would have been offered. In addition, we compare the building’s offer to the current market, enabling you to make an informed decision for maximizing your real estate expenditures.

Strategic Counseling and Advisory Services

Our consultants provide a customized situation analysis to allow our clients to leverage their position in the market. Oftentimes, the tenant’s optimal time to analyze and renegotiate their lease is during the middle of the lease term.
